Mastering Warehouse Offices: Navigating Industrial Design Challenges with Expertise
Ever wondered how a warehouse office looks? Check out our Savino Del Bene project at Changi South, spanning 22,000 sqft—16,000 sqft of warehouse space and 6,000 sqft of office space. As a global logistics leader, Savino needed a D&B expert to flawlessly execute both. In this article, we reveal our design process and the challenges of industrial spaces!

Before (Site Visit)
When we first visited Savino's office, they were unsure how the space would turn out as it was not yet reinstated. The current space looked gloomy and outdated, and they didn’t want their new office to end up feeling the same.

To help ease their minds, we worked closely with the Savino team to create artist impressions that helped them better visualize the space. The design concept was to keep it professional while making it uniquely theirs.

The reception at Savino is designed to exude professionalism and structure, drawing inspiration from the clean, defined lines of their logo. Upon entering, you can’t walk right into the office - instead, a carefully designed passageway guides you to the guest meeting rooms, office space or directly into the warehouse, ensuring a seamless flow throughout.



The front-of-house meeting rooms are thoughtfully equipped with a concealed refreshment corner, allowing guests and users to enjoy a coffee break without the inconvenience of heading back to the main office pantry.

One advantage of industrial units is their high, open ceilings, which we leveraged to make the space feel more expansive. The reception ceiling is set at 4m, while the office space is at 3m. This design choice however impacts building costs, as everything needs to be built at a higher elevation.




Inspired by their logo, can you spot Savino Del Bene’s initials in the pantry ceiling design?

In the director's room, the boss wanted a space that could double as a comfortable guest lounge for entertaining and unwinding. Custom cabinets, including a wardrobe, wine fridge, and pantry storage, were seamlessly integrated, along with a bespoke, height-adjustable desk crafted to fit the overall design theme.




Warehousing planning differs from office design due to unique requirements, with each industrial unit presenting its own challenges. For Savino, strict SCDF regulations on fire-rated walls and smoke extraction systems impacted the number of racks that could fit in the warehouse. If not addressed early, these factors can lead to significant increases in building costs.

Before (Site Visit)
Assessing site conditions, such as M&E, flooring and air conditioning etc is crucial to avoid unforeseen problems and costs later. For example, when we noticed uneven flooring during our initial visit to Savino, we ensured it was levelled before the racks installation to guarantee stability. Special space planning is also needed to allow proper distances between racks for forklift manoeuvring.
